The situation of the real estate market in Spain is not exactly encouraging, with house prices constantly rising (which especially affects the younger population), and an increasing difficulty in accessing affordable properties. On top of all this, there are difficulties in accessing financing, which further complicates the picture for those looking to buy a home. This phenomenon is not only causing urban centres to lose their demographic diversity, but also making housing in metropolitan areas more expensive. Faced with this situation, young (and not so young) people are exploring new forms of cohabitation, such as coliving and cohousing.

Cohousing is positioning itself as an interesting alternative among the senior population. With this housing model, older people seek the company and security provided by the support of their neighbours, since their closest relatives, due to their own responsibilities and lives, cannot always be present to offer them the necessary care.

Cohousing, on the other hand, is a model that works between digital nomads, young people and entrepreneurs. The formula consists of temporary accommodation in which users work and share space with people with similar interests.

This model is interesting because it optimises resources, but also because it is a way of generating networks and living different experiences. Coliving is an unstoppable trend in large cities and in areas that stand out for their climate and lifestyle. Among these places, Gran Canaria undoubtedly stands out.

repeople: housing and workspace all in one

repeople Coliving currently has five accommodations in which it offers coliving services. In addition, this company has spaces for cohousing and coworking, also in Gran Canaria. The villas for coliving are located in Las Palmas, except for one located in Agaete.

They range from four to 31 rooms. The most surprising is the one in Agaete, specifically in Puerto de las Nieves. El Cabo, as the coliving is called, has a total of 31 rooms with private bathrooms and an exclusive work space.

In addition to this, there are the coliving services and a coworking space nearby. In addition, repeople adds to these options an extra coliving on the island of Tenerife, with nine rooms and capacity for 12 people. La Luna Coliving is located in the heart of the commercial area of Santa Cruz de Tenerife.

What does repeople offer in its collivings?

All repeople’s living spaces are made up of single and double rooms with shared areas: kitchen, work and living rooms. They also have all the comforts of top quality housing: sheets and towels, cleaning service, washing machine and dryer, unlimited coffee, high speed internet and the possibility of holding events and activities.

repeople is aimed at young people and people with an entrepreneurial spirit. To this end, it offers its clients free access to its coworking spaces. This offer is complemented by several cohousing spaces. Specifically, two: Panama 79 and Founders, both in Las Palmas de Gran Canaria.

Cohousing is a modality similar to coliving, but designed for people and families seeking a balance between the work opportunities of these new forms of cohabitation and family or individual relaxation.

Coliving has been growing successfully in recent years.

These new forms of cohabitation are becoming increasingly popular, according to a report by the consultancy firm Forcadell and the University of Barcelona. The study is entitled ‘Informe del Mercado Inmobiliario, Actualidad y Perspectivas 2023’.

Both entities report a slowdown in the residential market for sale, a rise in rental prices and a strong commitment to coliving. In turn, this work is backed by the strong investment commitment of many groups in co-living spaces.

Cities such as Madrid, Barcelona, Malaga, Bilbao and Valencia see new places opening almost every day that offer these formulas for temporary stays. Las Palmas and Santa Cruz de Tenerife are two other good examples. And in their case, moreover, everything is reinforced by the possibility of teleworking in a paradisiacal location, the one with the best climate in the whole of Spain.
